Terms & Conditions

1. OBJECT OF THE CONTRACT

1.1

welcome homes AG (hereinafter referred to as “achesa homes”) lets the respective  apartment to guests, either in Glattbrugg or Kloten, for their private use. Utilizing the  apartment for business purposes is only permitted with written consent from achesa homes.

1.2

A respective apartment may only be occupied by the maximum number of people agreed  in the contract. Any additional guests are only permitted if a prior arrangement has been  made, and at an additional cost.

1.3

The guest/s accept/s that the corresponding apartment, incl. equipment, and furnishings,  remain the property of achesa homes.

1.4

Additional services such as parking, cleaning during the stay, shopping services, etc. can be  booked separately, but are not included in the price.

2. CONTRACT DURATION AND TERMINATION/EXTENSION/CANCELLATION

2.1

The commencement and duration of the stay will be determined in writing.

2.2

For contracts of unlimited duration, the first monthly rent is due 21 days prior to the booking  date. The ensuing monthly rental amounts are due by the second of each respective month,  at the latest. Early termination is only possible with the consent of achesa homes.

2.3

An extension is possible via prior arrangement and is subject to availability.

2.4

Cancellation is accepted up to 21 days before arrival without incurring fees unless separate  agreements have been made. No-shows or cancellations less than 21 days before arrival, will  require the first monthly rental to be paid. Cancellations or changes made via phone are not  accepted.

3. PAYMENT AND CREDIT CARD DEBITS

3.1

The entire first monthly rent will be charged on the day first of the booking, or no later than  five days after the booking. This amount can be paid via bank transfer, credit card, or cash.  Ensuing rental payments are due no later than the second of each respective month.

3.2

Guests are obliged to provide their credit card details to achesa homes at the time of  booking and by signing they expressly agree to the T&C’s (terms and conditions). In particular,  they grant permission for any rental arrears to be debited from their card account within a  day after the rent is due.

3.3

In the event of non-compliance with the regulations referred to in paragraph 3.1, achesa  homes reserves the right to change the door lock code for the key card, and will only hand  over a new key card when the amount has been paid.

3.4

achesa homes reserves the right to demand a deposit of CHF 500.00 from the guests upon  commencement of the rental as security for rent and potential damages to the apartment or  furnishings. achesa homes will refund the deposit no later than 10 days after the end of the  rental period.

3.5

In such cases, achesa homes reserves the right to charge a once-off operational  compensation for time and services required to accomplish this.

3.6

Additional services/goods such as bar tabs, restaurant meals, and SPA services can be billed  weekly by arrangement. This only applies to achesa homes in Kloten.

4. CHECK-IN AND CHECK-OUT PROCEDURES

4.1

Check-in starts from 14:00 (2 pm). Advance notification must be given for any special  requests and must be confirmed by achesa homes. This is subject to availability. The  apartment will be checked for cleanliness, damages, and/or deficiencies prior to new guests’  arrival. If the guests have any complaints (contrary to expectations), these must be reported  to Reception immediately.

4.2

The check-out time is no later than 12:00 (12 pm). If no further arrangement has been made,  an additional daily rate will be charged should the guest vacate the apartment later than  12:00. The apartment is to be left in a tidy condition. The change-over cleaning service is  included in the price.

However, if the apartment is left in such a condition that we determine that the usual  cleaning procedure is not sufficient, an additional cleaning fee of CHF 150.00 will be  charged.

5. USE (OF THE APARTMENT)

5.1

The guests undertake to avoid any improper use of the apartment and furnishings. If any  defects arise, these must be reported to Reception immediately. In the event of  infringements, achesa homes reserves the right to claim from guests and assert their rights.

5.2

Guests undertake to observe the house rules and be considerate towards other guests while  staying in their respective apartment/s. Achesa homes reserves the right to expel guests who  do not comply with these rules at any time; in such cases the guests are not entitled to any  compensation. In cases where an apartment is used for business purposes without express  permission from achesa homes, the same reserves the right to terminate the contract with the  guest/s with immediate effect, without any rights to compensation.

5.3

Guests may not rent the respective apartment/s out to third parties, or let any third parties  utilize the apartment.

5.4

Pets are only permitted with the prior written consent of achesa homes. The additional fee  starts at CHF 150.00 per month.

5.5

The cleaning staff is permitted to enter the apartment (even in the absence of guests) for the  purpose of cleaning. The same applies to our in-house technicians in the event of repairs.

6. SERVICE

6.1

The respective apartment is cleaned once a week (incl. terry-cloth and bed linens). This  cleaning service is mandatory and included in the price. Additional cleaning services can be  booked at an additional fee.

6.2

Waste (garbage bags) is disposed of weekly by the cleaning service at the same time as  cleaning services are performed. Storing waste in the apartment, or placing it in front of the  apartment in the hallway, stairwell, or balcony, is not permitted. If guests generate more  waste than usual, they are obliged to dispose of the waste properly for hygienic reasons.

7. INTERNET SERVICES

Achesa homes provides business-standard wireless LAN connections in /at all its locations In  case of faults or interruptions to the connection, the guests will not be granted a reduction on  the rental fees. Further demands by guests in relation to the operation, or non-operation, of  the Internet service, are expressly excluded.

8. LIABILITY

Neither achesa homes nor the owners of the apartments are liable for all direct or indirect  damages that may occur as a result of use by guests. This includes damages, fire damage,  theft, and (other) criminal offenses.

9. APPLICABLE LAW AND PLACE OF JURISDICTION

9.1

Swiss law applies. Should individual points of the General Terms and Conditions become void,  or violate applicable law, this does not affect the validity of the General Terms and  Conditions. For terms and conditions that are void and violate the applicable law, applicable  statutory provisions shall apply instead. 9.2

The place of jurisdiction is Kloten.
